Description
Large modern country style house of 1716 square feet spread over one and a half floors, to which is added a large closed garage with two doors and an area of 560 square feet.
Everything has been designed for maximum comfort of living in the countryside, thanks to its large 19.75-acre lot which also offers access to the Gatineau River with 616 feet (189.9 meters) of frontage.
A large 56-foot (17-meter) gallery under a 5.5-foot (1.7-meter) cornice runs along the east and south facades of the house. On the south side there is a 20 by 33 foot patio on two levels, the lowest overlooking the swimming pool. The highest part of the patio sits at the same height as the gallery and accommodates a 12-by-12 gazebo with cornices that extend two feet.
The planning of the house was designed to make the most of the sunshine. Thanks to the 5.5 foot eaves, the summer afternoon sun does not penetrate directly into the dining room and main living room. Winter is the opposite, with the sun's rays warming the house from the first hours.
Even from the inside, you can fully enjoy the countryside landscape. Wherever you are, you always have a view of the forest and the surrounding greenery thanks to the 17 windows that pierce the walls.
Heating, air conditioning, ventilation, lighting and emergency power
The house is equipped with an electric forced-air furnace coupled with an air exchanger.
A wood-burning stove with built-in fan, located in the garage, provides additional heating to keep the whole house warm in the event of a power failure.
The bedrooms and two living rooms are equipped with decorative electric fixtures with fan blades.
The upstairs living room is equipped with a free-standing air-conditioning unit to keep the temperature cool on hot summer days.
Gallery lighting features recessed spotlights in the soffit, and a 24-light low-intensity system decorates and illuminates the gazebo.
The north and east corners of the house and the front of the shed are equipped with three powerful double spots lights capable of illuminating the entire outdoor courtyard.
In the event of a power failure, some of the house's lighting, as well as the refrigerator, microwave, water supply system and upstairs living room outlets (including telephone and Internet), are connected to a secondary electrical system that can be powered by a generator. The connection to this system is located in the workshop.
Drinking water supply
The house is supplied by an artesian well whose water is treated by a double filtration system that eliminates deposits of undesirable materials and odors. The result is fresh, pleasant water year-round that won't harm your household appliances.
Septic tank, garbage collection and road maintenance
The house is equipped with a septic tank that is emptied once every 24 months by the municipality. The cost is included in the municipal tax bill.
The municipality provides three regular garbage collection services: garbage, composting and recycling.
The house is located about seven kilometers from the village. The road is asphalted and well cleared in winter. In fact, the plow can pass three times in one day during storms.
Parking
There is enough space in the courtyard of the house to park at least a dozen vehicles and the interior garage has two doors.
Accessory buildings
To fully enjoy the countryside, you need storage space.
The property is equipped with a 14 by 44 foot wood shed plus a 16 by 8 extension, which also serves as an outdoor garage for ATVs and rolling tools, as well as a closed shed/workshop of 18 by 22 where you can tinker and store tools.
And to cool off on hot summer days, all you have to do is jump into the swimming pool.
Children's cabin
Children love to have their own cabin in the forest. The property is therefore equipped with an 8-by-6-foot playhouse, clearly visible from the house for safety reasons.
Your own wood stove
Most of the 19.75-acre property is still covered by forest, so you can produce your own firewood year after year.
With a dozen cords, you'll be able to feed the wood-burning stove (included with the house) almost every day, from mid-November to mid-March.
ATV, walking, snowshoeing and camping trails
Several trails already crisscross the property, including one along the banks of the Gatineau River. You can hike, snowshoe or ride an ATV.
When it comes to camping, the choice is yours. In the forest, even close to home, or along the river. All along the 616-foot frontage, you're spoilt for choice when it comes to pitching your tent.
Wildlife watching
The area is ideal for wildlife watching, and if you keep a camera handy, you'll often have the opportunity to photograph some fine specimens.
A pair of bald eagles often passes overhead, but you'll need a good telephoto lens to catch them.
You'll also see the occasional red-headed woodpecker, sparrow hawk, blue jay, partridge, raccoon, hare, wild turkey, deer and, if you're lucky, a magnificent barred owl. I've only seen that one once in 17 years. As for raccoons, I haven't seen one in 18 months, since the arrival of our Bichon Frise dog, who only tolerates our cat around the house.

Hunting and fishing
If you like hunting, you'll occasionally see deer, wild turkey, partridge and small game. The choice is yours.
For fishing and hiking, the Gatineau River awaits you. Would you like to fish for pike, walleye or bass? The Gatineau River is renowned for its rapids, but you can enjoy a six-kilometre run without encountering rapids that are impossible to cross in a rowboat. Several streams flow into the Gatineau along this route, and are great places to catch fish.
A deserted island as a bonus
You read correctly ! A deserted island, a few meters from the shore. An island more than 500 meters long, uninhabited since my great-grandfather left it... to settle on my grandparents' land.
Please note, however, that this island is not part of the property. It belongs to the government of Quebec and is undeveloped and unexploited.
But if you like wild camping or a simple quiet spot in the heart of a hot summer day, then it’s up to you to explore.
High-speed Internet, satellite TV and telephone
You may be located in the heart of the countryside, but you'll still be able to enjoy the modern means of communication you've come to expect.
The house is connected to the Internet via Starlink high-speed service.
TV service is provided by Bell Satellite, but other services are also available.
The telephone connection is possible with a VoIP service from Koodo (signal on line) including all the usual options (voicemail, call display, etc.), which I'm currently using with satisfaction. I also have an efficient cellular service with Koodo.
Bell telephone service is also available, and the wiring is already installed right into the house.
